Land Charges


A Local Land Charge is a restriction or prohibition imposed on land or a financial charge, which is binding on successive owners or occupiers of land or occupiers of property or land. These include charges for such services as roads, restrictions such as Tree Preservation Orders and conditions imposed on Planning Permissions, Conservation Areas, Legal Agreements and Listed Buildings.

Huntingdonshire District Council has a statutory duty under the Local Land Charges Act 1975 to maintain an accurate and up-to-date Register of Local Land Charges affecting land and property in the District. Details of any charges that are registered to land and property are listed in the District Council’s Local Land Charges Register. You will most likely encounter the Land Charges Department through a 'Local Search'. This is normally carried out by your solicitor or licensed conveyancer when you are buying a property or piece of land. When we receive a Local Search it asks us for information on questions you will need to know the answers to before you buy a property or piece of land. For instance we tell you whether the County Council maintains the highway near the land or whether there is any planning. When the Local Search is returned you will be advised by your solicitor or licensed conveyancer as to the result prior to you signing any contract.
